Maintenance Payment

Maintenance amount must be paid between the 1st to 10th of every month.

Late fee of ₹50 / day applies after the 10th.
If unpaid the following month, penalty increases to ₹100 / day.

If the flat is on rent, it is the owner's responsibility to inform the tenant about pending maintenance dues.
Tenant Policy
7 rules
1
Owners are solely responsible for their tenants' activities within society premises. The association will not intervene in disputes between owners, tenants, and residents.

Every flat owner must inform the Association President before renting out their flat. Owners must ensure tenants comply with all documentary requirements and all society rules.

All tenant details and photo ID of all occupants above age 18 must be submitted to the society. Applies to anyone living in a rented flat for more than one month.

Without full documentary compliance, tenant household members will not be permitted inside the society campus.
5
Use of lifts for transporting household goods during shifting in or out is strictly prohibited.
6
The association prefers members rent their flats to families rather than to bachelors or groups of individuals.
7
Where a flat is already rented to bachelors, the number of occupants must be approved by the Association President.
Misuse of Society Resources

Ensure all water taps are closed when leaving home or when not in use.
Water wastage will attract a fine of ₹300 / incident.
Such mistakes cause inconvenience to the entire building's water line.
Behaviour Inside Society Premises
5 rules

Spitting inside society premises is strictly prohibited. ₹100 / offence
2
Segregate wet and dry waste separately. Do not litter. Keep the society campus clean.
3
Members and tenants shall use water and electricity carefully in common areas.
4
Members or tenants shall not misbehave with other residents of Srinivasa Emerald or with society employees in any form.

Any illegal activities inside a flat restricted by IPC & Police laws are totally unjustifiable. Flat owners must communicate this to their tenants. The society managing committee will not be held responsible.
Alteration in Flat or Common Area

Alterations in a flat require prior approval. Changes harmful to society structure (kitchen, toilet, bathroom, walls) and works banned by the Municipal Authority are restricted.

Flat owners must obtain written permission from the association by submitting a formal application with accurate details of the proposed work.

No permission needed for interior works, painting, furniture arrangements, or shifting sliding windows to the outside grill.
4
No alterations or modifications are allowed in common areas by any individual flat owner.
Other Rules

Society-owned resources (watchman, sweeper, water pipes, electricity from society sockets) are not permitted for personal use unless explicitly authorised.
2
No flat shall modify its window grills to extend beyond the exterior wall projection. Prior written permission is required for any grill modification.

Members shall not behave in a manner that causes problems to other residents in any form.

Illegally modifying or tampering with water/toilet pipes outside the flat is a serious offence. The guilty member will face a penalty and the cost of repairs will be charged to them.

Heavy household goods, carpentry items, or stones must not be transported in the lift. Only the staircase shall be used for such purposes.

Flats shall not be used for commercial purposes. Property tax and Kaveri water supply are allocated based on the residential nature of the property.

Flat windows shall not be cleaned by pouring water. In rare cases where necessary, a representative must stand on the ground below to prevent water from falling on passersby.

The Party Hall is available only for residents. Permission to hold any function must be granted by the President.

A visitor logbook is maintained at the security entry. All visitors (except delivery personnel and brief family visits) must sign in along with the flat they are visiting.

Any plants grown by residents on the terrace must be maintained in a clean and aesthetically pleasing manner. Residents are responsible for keeping the area and pots clean.

The General Body Meeting will be held every quarter. The society's account statement will be shared and issues discussed. Timings communicated via WhatsApp groups.

The Executive Committee Meeting will be held every month and as and when required.

Smoking is kindly requested to be avoided in all common areas and throughout society premises for the comfort of all residents, including children.

In the interest of a peaceful and hygienic environment, no pets are allowed within society premises.
